Launch of 182,500 sq ft Seamark Building Marks Completion of Dublin 4 Redevelopment Project

Chartered Land has announced that the major €45 million transformation of the eight storey 182,500 sq ft Seamark Building at the Elmpark Green campus in Dublin 4 is now complete. The completion of the Seamark Building, prominently located at the front of the campus with panoramic views over Dublin Bay, brings an end to the core redevelopment work at the site.

The high-quality Grade A office building is the latest enhancement to the 750,000 sq ft office and residential campus located on Merrion Road. The Seamark redevelopment works included a full reconfiguration of the building cores and a complete transformation of its interiors to the highest international standards, achieving BER A3 and LEED Platinum environmental ratings.

Chartered Land has delivered ongoing enhancements to the overall campus including the development of an 8,300 sq ft gym, Giraffe creche, ‘The Art of Coffee’ café and full concierge service. The campus has also seen the establishment of The Club, which provides a regular programme of events and activities for tenant companies, employees and residents to promote a healthy work/life balance.

Alan Moran of CBRE and Nick Coveney of Colliers, Joint Leasing Agents on the Seamark Building, said: “The Seamark Building delivers an excellent, ready to occupy, office building that can cater for a range of size requirements. The Seamark Building, located near Dalata’s new hotel development on the Merrion Road, offers state-of-the-art facilities and amenities for tenants in Dublin 4, close to the city centre. With up to 45% rental savings for occupiers compared with prime city centre rents, the Seamark represents significant value in an ideal location for large tenants that are looking to locate in an attractive and well-connected part of Dublin.

Given its attractive Dublin 4 location, adjacent to Ballsbridge and close to the city centre, the Seamark Building represents good value for prospective tenants to join prominent businesses such as Allianz, Novartis and Willis Towers Watson who are already in situ on the Elmpark Green campus. Once fully let, the Seamark will be able to accommodate up to 2,000 people, bringing the overall number of residents and employees on site to 4,850.

The Seamark has been designed with full flexibility in mind. The building can be split into two blocks which work independently of each other or can be seamlessly combined. Each block is also suitable for letting on a floor by floor basis. The office is quoting a rent of €35.00 per sq ft on Net Internal Area, equivalent to €28 per sq ft on Gross Internal Area and the floorplates, which provide exceptional natural light, can provide for a range of occupier requirements from 10,000 sq ft up to 182,500 sq ft.

The Elmpark Green campus is well-served with public transport links including a nearby DART and enjoys easy access to the City Centre, Port Tunnel, Dublin Airport and M50. The campus offers a dedicated shuttle bus connecting the campus with the N11 as well as Go Car and Bleeper Bike share services.
